Home Stabilization Program

The Home Stabilization Program (HSP) focuses on a small subset of the homes requesting services to more intensely stabilize them, not just for the homeowner who currently lives there but for the purpose of assuring this asset is left to their family for future generations and does not become a costly burden to bear.

Often these homes are in need of much larger repairs–a new roof, HVAC, larger plumbing issues, significant electrical repair or rewiring, etc. In 2024 we’ve committed to stabilizing 25 homes through the Federal Home Loan Bank of Indianapolis’ Affordable Housing Program.

In prior years, we would be granted dollars specific to home stabilization but to varying degrees. In these prior years, we would provide new roofs or larger, more costly repairs but would rarely spend more than $6,000 to $11,000 per home and typically just with a subcontractor. In the updated Home Stabilization Program we will be utilizing nearly every labor pool we have to provide a more fully stabilized home with the additional dollars and focus from the FHLBI.

Qualifications: 62+ or have a disability and own their home and live in Marion County (focus area of 465-loop north of Washington St.) and live at or below 150% of the Federal Poverty Line.
Types of Repairs: All of our Home Repairs Program repairs in addition to roof replacements, larger plumbing and/or electrical repairs, sewer replacements, etc.
Funding: Federal Home Loan Bank of Indianapolis Affordable Housing Program and supporting grant dollars specific to this program and partnership
Labor: Volunteers, staff, contract handy people, handy volunteer program, subcontracted trades.
